Porter Ranch Community Information

(By Jason Ian Hector--10/16/15)  Porter Ranch has several new homes for sale being built by Toll Brothers.  In fact they are currently developing a large parcel of land off Corbin, just south or Rinaldi which had remained undeveloped for years.  Additionally, there is talk of a Porter Ranch Village which would be adjacent to the existing Porter Ranch Town Center and Aldea gated community.  The Porter Ranch neighborhood council website construction page is a good place for more information.

I view the rapid development of several high priced homes being built by Toll Brothers as a positive sign for Porter Ranch, however the need for more affordable housing  in Porter Ranch I believe may come from short sales in the newer Porter Ranch communities since there still are several very large loans people have taken out, some of which may be interest only loans due for payment increases after 10 years.  For homeowners in this situation, I can help you by working with the lender on options such as short sale which can help to workout the loans.
 
Having lived in Porter Ranch, I have had a chance to see it develop over the years.  I remember when Rinadi ended at Tampa going West and those hills were all open trails for hiking, biking and off roading.  Now that area is the Porter Ranch Town Center with anchor stores including Ralphs, Best Buy, and WalMart but also with 3 banks, In & Out Burger (my fave), Starbucks, Islands, TGI Fridays and many more stores.  The last couple of decades has seen the development of gated communities throughout Porter Ranch as well as neighboring Chatsworth and Granada Hills.  They are still currently developing in Porter Ranch although demand has slowed.  A new upcoming addition is the new K-8 school (pictured on the left) is set to be completed in Fall of 2012 and should be a big help for the already overwhelming demand for the highly sought after Castlebay Elementary school.  Also pictured on the left is the North Valley YMCA which is my favorite place to work out and play basketball and great for the kids too.  I love their Yoga classes.

Porter Ranch New Gated Communities

(New Construction @ Aldea) at Porter Ranch Seville Collection are townhomes in a gated community being built by Toll Brothers.  Prices start in the $500,000 range and this community entrance is located off Rinaldi between Mason and Porter Ranch Drive.
 
Avila at Porter Ranch Glen Collection are homes with starting prices in the $900,000 range and this community is located east of Mason and South of Sesnon.
 
Bella Vista Bluffs Collection homes start in the $1,000,000 price range and this community is located west of Mason between Corbin and Sesnon.
 
Westcliffe homes also start in the $1,000,000 price range and this community is located north of Corbin between Porter Ranch Drive and Mason.

Porter Ranch Gated Communities

Porter Ranch Estates was one of the first gated communities built and is located near Tampa and Sesnon.  Homes were built around 1989.  Homes range in size from 1500 sq ft  to over 4,000 sq ft.  This upscale 24 hr guard gated community offers two swimming pools, playground and bbq area. 
  • Renaissance (pictured left) is a beautiful gated community with some of the largest homes in Porter Ranch. The entrance is on the corner of Senson and Porter Ranch Drive.  Homes in the Renaissance Community were build around 2001- 2007 and they are still building today.  Homes range in size from 3300, 4100, 5000, 5500 and up to 7000 square foot. Some of the smaller homes are one story but the majority are two. Pictured on the bottom left is one of the homes in the Renaissance community, a single story version.
  • Verona is pictured on the left and also is a gated community offering newer homes.
  • Cortile is a detached condominium residence that boasts a Tuscan architecture. Properties range from 1,074 ft. to 1,374 ft., 1 to 3 beds and 1.5 to 3 baths. Properties in this community are temporarily sold out. 
  • Bella Vista (New Homes for sale) provides spectacular views of the San Fernando Valley as homes are located in foothills. Homes provide a square footage ranging from 2,891 to 3,386 ft., 3 to 6 bedrooms and 2.5 to 4.5 bathrooms. There are four floor plans with prices ranging from the mid $800,000's to mid $900,000's.
  • Seville at Aldea (New Homes for sale) is home to luxury two-story town homes with a close proximity to restaurants and recreation. There are three floor plans with square footage of these town homes ranging from 1,374 to 1,805 sq. ft., 2 to 4 bedrooms and 2 to 3 bathrooms. Properties start in the high $400,000's and have 2 car garages.
  • The Heights is a gated community that includes homes ranging from 2,118 to 3,200 square feet. Homes also include 3 to 4 bedrooms and bathrooms. 
  • Portofino is a gated community that provides homes built in 2003 with a square footage of approximately 3,000 sq. ft. Homes come in 4 bedrooms and 3 bathrooms. 
  • Promenade contains homes that have a square footage of about 1,700 to 2,100 sq. ft., 3 bedrooms and 3 bathrooms. 
  • Tuscany boasts modern townhomes built in 2006 that includes 2 bedrooms and 2 and 1/2 bathrooms. This 1,122 sq. ft. town home lies in a community that includes a pool and BBQ grills.

There are many parks, some of which are very large, in Porter Ranch and are great for walking and mountain biking but keep in mind that some of them may be very hilly!! 

  • Holleigh Bernson Park
    • Located on Sesnon and Porter Ranch Drive and is a relatively new park, named for the daughter of former LA City Council member Hal Bernson. The park features a children's play area, restrooms, basketball courts, and a baseball diamond.

  • Palisades Park
  • Porter Ridge Park
  • Moonshine Canyon Park
  • Limeklin Canyon Park
