Real Estate Broker serving Glendale | La Crescenta

(by Jason Ian Hector, REALTOR®, Real Estate Broker | 05/28/2014)  The city of Glendale is near and dear to my heart, especially since the first property I sold was in Glendale in which I represented the buyer on a short sale property in Glendale with a nice mountain view just off the 2 Freeway.  Glendale is located between two large valleys, the San Fernando and the San Gabriel.  It is bordered to the north by the foothill communities of La Canada Flintridge, La Crescentia, and Tujunga.  Glendale is unique in that it has a thriving downtown area with many high rise buildings and many upscale shopping centers.
For homeowners having mortgage difficulties, it is important to know that new updates to the HAFA program have been released and they include removing the occupancy requirement for HAFA short sales once they go into effect after June 1, 2012.  This means that now second homes and investment / rental properties will be included.  Think HAFA Short Sale when homeowners have been denied a loan modification under the Making Home Affordable program.

Many who are at risk of losing their homes through foreclosure may be able to receive help through the Home Affordable Foreclosure Alternatives Program established by the US Treasury Department. The HAFA Short Sale Program is primarily designed for homeowners with a documented hardship who are unable to afford keeping their home even with if they received a loan modification under the Home Affordable Modification Program (HAMP) or other loan modification program.

Under HAFA, homeowners may be able to avoid a foreclosure by selling the home as a "short sale" (where the value of the home is less than the remaining amount of the first mortgage).  Information on HAFA Short Sales can be found on the federal government's Home Affordable Foreclosure Alternatives site at:
