Real Estate Broker serving Chatsworth

(by Jason Ian Hector, Real Estate Broker 06/08/2014)  Just in time for summer, the New Mason Water Park is now open (top left) and the kids are really enjoying it!!!  I would say that's a new perk for the kids and families of Chatsworth.  The City of Los Angeles has outdone itself with the new state of the art playground and water park. 
Chatsworth is in the northwestern San Fernando Valley bordered by the Santa Susana Mountains which are large sandstone rock formations making for a beautiful setting especially from the top of Stoney Point.  Porter Ranch is to the northeast, Northridge to the east, West Hills, Canoga Park, and Winnetka to the south, and the Simi Hills, Ventura County to the west.
Chatsworth is known for its Indian Heritage and is home to many local businesses which several commercial properties.  This helps to provide jobs to the nearby residents and support higher home prices and a good local economy.  Some current businesses based in Chatsworth are: 3M Corporation, Girl Scouts, Capstone Turbine, Hydraulics International, and with Lamps Plus having production and distribution facilities here.
Chatsworth was originally inhabited by several Native American Indian tribes. Chatsworth Park (pictured left) is a huge park with a sacred feel to it along with Stoney point which explains why Native American civilizations had inhabited this part of the Valley. In fact, Stoney Point is the site of the Native American settlement and was also a trading place.  Chatsworth is distinguished by having more parks and parkland acreage than most communities and is the home of Stoney Point Park and Sage Ranch Park.

Stone Haven Estates II (pictured left)--I closed a sale on one of the Stone Haven Estates New Construction Luxury Homes in Chatsworth. The Stone Haven Estates II development has an HOA which is shared with the adjacent Stone Have Estates.  The Stone Haven Estates II has home sizes ranging from approximately 2836 to 3714 square foot.  The models are from 3 to 5 bedrooms and located near Topanga Canyon Blvd and Chatsworth St.  Nice to see new home construction returning to the valley.  With limited amounts of land left to develop, these projects are not that common.  I just saw one recently in Tarzana and have seen some tear down's in Sherman Oaks...another sign that things are improving.

Vistas at Indian Oaks (pictured left)--New Construction in Chatsworth!!! Positive signs from home builder Toll Brothers as they are now selling and have sold several properties so far.  The townhomes are in a gated community with pool and spa ranging in size from 1896 to 2584 square feet and are all two stories.  Once of the advantages of buying these luxury townhomes is you can select from four home designs with customizing options when available. 

Indian Falls Estates--You will find some short sales in this community of large newer construction luxury gated community homes. Indian Falls Estates are some of the larges homes and of the most prestigious properties in the San Fernando Valley.  The homes were built around 2005 and offer some of the best views of the valley and range in size from approximately 3609 to 5336.  This 24 hour gated community has very extravagant luxury homes with very large lots and amazing view of the valley.  The community is located off the 118 freeway, just take Topanga Canyon north of 118 freeway and go left to reach the entrance of the gated community.
Trammell Estates--This is a very small luxury gated community featuring some very large estate size homes located in Chatsworth, near the border with Porter Ranch.  Some of these homes were built around 2002 and all are two stories and very spacious ranging in square footage from 4630 to 5300 square foot.  The community is adjacent to the trails behind the Shepherd of the Hills Church and just a short walk to the Porter Ranch Town Center which is an amazing shopping center.
Indian Springs Estates--Another luxury 24 hour gated community with very large homes ranging around 7500 square foot which were build around 2006 is another community which could see some short sales in the future given the year the homes were sold.  This community is located off of Santa Susana Pass Road and Iverson Road or Topanaga Canyon Blvd.  It has close access to the 118 freeway and is nestled in the mountains of Chatsworth.
Summit Ridge--(pictured left) The Summit Ridge Estates are luxury homes ranging in size from around 5000 to 7000 square feet and most were built during different years in the 90's.  This community is located near Topanaga Canyon Blvd. and Plummer St. in Chatsworth.  This prestigious gated community offers very large homes on large lots.
